The price of any item is determined by the supply of that item, as well as market demand.\u00a0The\u00a0National Association of REALTORS<\/em>\u00a0(NAR)\u00a0surveys\u00a0\u201cover 50,000 real estate practitioners about their expectations for home sales, prices and market conditions\u201d\u00a0<\/em>for their monthly\u00a0REALTORS Confidence Index<\/em><\/a>.<\/em><\/span><\/p>\n

Their latest edition sheds some light on the relationship between Seller Traffic (supply) and Buyer Traffic (demand).<\/p>\n

Buyer Demand<\/strong><\/h4>\n

The map below was created after asking the question:\u00a0\u201cHow would you rate buyer traffic in your area?\u201d<\/em><\/p>\n

The darker the blue, the stronger the demand for homes in that area. Only four states had a \u2018stable\u2019 demand level.<\/p>\n

Seller Supply<\/strong><\/h4>\n

The index also asked:\u00a0\u201cHow would you rate seller traffic in your area?\u201d<\/em><\/p>\n

As you can see from the map below, 25 states reported \u2018weak\u2019 seller traffic, 21 states reported \u2018stable\u2019 seller traffic, 3 states and Washington D.C. reported \u2018strong\u2019 seller traffic, and only 1 state reported \u2018very strong\u2019 seller traffic. This means there are far fewer homes on the market than what is needed to satisfy the buyers who are out looking for their dream homes.<\/p>\n

Looking at the maps above, it is not hard to see why prices are appreciating in\u00a0many areas<\/a>\u00a0of the country. Until the supply of homes for sale starts to meet buyer demand, prices will continue to increase.
