From those who are worried that lending standards are again becoming <a href=\"https:\/\/www.simplifyingthemarket.com\/2017\/11\/22\/bubble-alert-is-it-getting-too-easy-to-get-a-mortgage\/?a=407209-0a9a783e881394b596f3c5746f5b9a77\">too lenient<\/a>\u00a0<em>(data shows this is untrue)<\/em>, to those who are concerned that prices are again approaching <a href=\"https:\/\/www.simplifyingthemarket.com\/2018\/03\/08\/a-new-housing-bubble-formingnot-before-2024\/?a=407209-0a9a783e881394b596f3c5746f5b9a77\">boom<\/a> peaks because of\u00a0<em>\u201cirrational exuberance\u201d\u00a0(this is also untrue as prices are not at peak levels when they are adjusted for inflation)<\/em>,\u00a0there seems to be no shortage of opinion.<span id=\"more-37409\"><\/span><\/p>\n<p>However, the increase in prices is easily <a href=\"https:\/\/www.simplifyingthemarket.com\/2018\/04\/05\/house-prices-simply-a-matter-of-supply-demand\/?a=407209-0a9a783e881394b596f3c5746f5b9a77\">explained<\/a> by\u00a0<strong><em>the theory of supply &#038; demand.<\/em><\/strong> Whenever there is a limited supply of an item that is in high demand, prices increase.<\/p>\n<p>It is that simple. In real estate, it takes a six-month supply of existing salable inventory to maintain pricing stability.
