Home values are up, home sales are up, and distressed sales (foreclosures and short sales) have fallen to their lowest points in years. The market will continue to strengthen in 2018.<span id=\"more-37642\"><\/span><\/p>\n<p>However, there is one thing that may cause the industry to tap the brakes: a lack of housing inventory.\u00a0<u><a href=\"https:\/\/www.simplifyingthemarket.com\/2018\/03\/27\/buyer-demand-still-outpacing-the-supply-of-homes-for-sale\/?a=407209-0a9a783e881394b596f3c5746f5b9a77\">Buyer demand<\/a><\/u> naturally increases during the summer months, but supply is not keeping up.<\/p>\n<h4><strong>Here are the thoughts of a few industry experts on the subject:<\/strong><\/h4>\n<h4><strong><u><a href=\"https:\/\/www.nar.realtor\/newsroom\/metro-home-price-growth-quickens-to-57-percent-in-the-first-quarter\">Lawrence Yun, <em>Chief Economist<\/em> at <em>National Association of Realtors<\/em><\/a><\/u><\/strong><\/h4>\n<blockquote>\n<p><em>\u201cThe worsening inventory crunch through the first three months of the year inflicted even more upward pressure on home prices in a majority of markets. Following the same trend over the last couple of years, a strengthening job market and income gains are not being met by meaningful sales gains because of unrelenting supply and affordability headwinds.\u201d<\/em><\/p>\n<\/blockquote>\n<h4><strong><u><a href=\"http:\/\/freddiemac.mwnewsroom.com\/press-releases\/mortgage-rates-level-out-otc-fmcc-gnw_2279945_001\">Sam Khater, <em>Chief Economist<\/em> for <em>Freddie Mac<\/em><\/a><\/u><\/strong><\/h4>\n<blockquote>\n<p><em>\u201cAs we head into late spring, the demand for purchase credit remains rock solid, which should set us up for another robust summer home sales season. While this year\u2019s high rates \u2013 up 50 basic points from a year ago \u2013 have put pressure on the budgets of some home shoppers, weak inventory levels are what\u2019s keeping the housing market from a stronger sales pace.\u201d<\/em><\/p>\n<\/blockquote>\n<h4><strong><u><a href=\"https:\/\/www.realtor.com\/research\/monthly-housing-trends-report-april-2018\/\">Javier Vivas, Director of <em>Economic Research<\/em> for <em>Realtor.com<\/em><\/a><\/u><\/strong><\/h4>\n<blockquote>\n<p><em>\u201cThe dynamics of increased competition and buyer frustration are unlikely to change\u2026In fact, the direction of the trend is pointing to a growing mismatch between the pool of prospective buyers and existing inventory.\u201d<\/em><\/p>\n<\/blockquote>\n<h3><strong>Bottom Line<\/strong><\/h3>\n<p>If you are thinking of selling, now may be the time. Demand for your house will be strong at a time when there is very little competition.
