One of their data points, which\u00a0has changed dramatically, is the median tenure of a family in a home, meaning how long a family stays in a home prior to moving.<span id=\"more-37737\"><\/span><\/p>\n<p>As the graph below shows, over the last twenty years (1985-2008), the median tenure averaged exactly six years. <strong>However,\u00a0since 2014, that average is almost ten years \u2013 an increase of almost 50%.<\/strong><\/p>\n<p><a href=\"http:\/\/files.simplifyingthemarket.com\/wp-content\/uploads\/2018\/06\/25152402\/20180710-STM-ENG.jpeg\"><img decoding=\"async\" loading=\"lazy\" class=\"alignnone wp-image-37739\" src=\"http:\/\/files.simplifyingthemarket.com\/wp-content\/uploads\/2018\/06\/25152402\/20180710-STM-ENG.jpeg\" alt=\"How Long Do Most Families Live in a House? | Simplifying The Market\" width=\"650\" height=\"488\" srcset=\"http:\/\/files.simplifyingthemarket.com\/wp-content\/uploads\/2018\/06\/25152402\/20180710-STM-ENG.jpeg 2000w, http:\/\/files.simplifyingthemarket.com\/wp-content\/uploads\/2018\/06\/25152402\/20180710-STM-ENG-400x300.jpeg 400w, http:\/\/files.simplifyingthemarket.com\/wp-content\/uploads\/2018\/06\/25152402\/20180710-STM-ENG-1024x768.jpeg 1024w\" sizes=\"(max-width: 650px) 100vw, 650px\"><\/a><\/p>\n<h4><strong>Why the dramatic increase?<\/strong><\/h4>\n<p>The reasons for this change are plentiful!<\/p>\n<p>The fall in home prices during the housing crisis left many homeowners in a negative equity situation (where their home was worth less than the mortgage on the property). Also, the uncertainty of the economy made some homeowners much more fiscally conservative about making a move.<\/p>\n<p>With\u00a0<a href=\"https:\/\/www.simplifyingthemarket.com\/2018\/03\/08\/a-new-housing-bubble-formingnot-before-2024\/?a=407209-0a9a783e881394b596f3c5746f5b9a77\">home prices rising<\/a>\u00a0dramatically over the last several years, <strong>95.3% of homes with a mortgage are now in a positive equity situation<\/strong>,\u00a0<a href=\"http:\/\/www.corelogic.com\/about-us\/researchtrends\/homeowner-equity-report.aspx#.WKSZ7PkrJhE\">according<\/a>\u00a0to\u00a0<em>CoreLogic.<\/em><\/p>\n<p>With the economy coming back and wages starting to increase, many homeowners are in a much better financial situation than they were just a few short years ago.<\/p>\n<p>One other reason for the increase was brought to light by NAR in their\u00a0<em><a href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/documents\/2018-home-buyers-and-sellers-generational-trends-03-14-2018.pdf\">2018 Home Buyer and Seller Generational Trends Report<\/a>. <\/em>According to the report,<\/p>\n<blockquote>\n<p><em>\u201cSellers 37 years and younger stayed in their home for six years\u2026\u201d<\/em><\/p>\n<\/blockquote>\n<p>These homeowners, who are either looking for more space to accommodate their growing families or for better school districts to do the same, are likely to move more often <em>(compared to typical sellers who stayed in their homes for 10 years). <\/em>The homeownership rate among young families, however, has still not caught up to previous generations, resulting in the jump we have seen in median tenure!<\/p>\n<h4><strong>What does this mean for housing?<\/strong><\/h4>\n<p>Many believe that a large portion of homeowners are not in a house that is best for their current family circumstance; they could be baby boomers living in an empty, four-bedroom colonial, or a millennial couple living in a one-bedroom condo planning to start a family.<\/p>\n<p>These homeowners are ready to make a move, and since a lack of housing inventory is still a major challenge in the current housing market, this could be great news.<\/p>\n<\/div>\n<p class=\"wpematico_credit\"><small>Powered by <a href=\"http:\/\/www.wpematico.com\" target=\"_blank\">WPeMatico<\/a><\/small><\/p>\n","protected":false},"excerpt":{"rendered":"<p>The\u00a0National Association of Realtors\u00a0(NAR)\u00a0keeps historical data on many aspects of homeownership.
